Update — October 18, 2026: This article has been updated with the October 8 retail-plan approval and the opening projections in Walton’s public statements.

Sprouts Farmers Market is planned for Westphalia Town Center near Pennsylvania Avenue and Woodyard Road, but no exact opening date has been verified. Walton’s May announcement projected the second half of 2028. Its undated community page, reviewed October 18, gives a grocery-store opening target of late 2028 to early 2029.

Where will the store be?

Walton announced in May that Sprouts had signed a lease for approximately 23,000 square feet in a planned 140,000-square-foot retail center at Westphalia Town Center. Heritage Partners is handling retail leasing.

When could Sprouts open?

Walton’s May 8 announcement anticipated an opening in the second half of 2028, subject to county development approvals. The Prince George’s County Economic Development Corporation published the same estimate. DPIE’s August announcement also projected 2028.

Walton’s community page gives a late-2028 to early-2029 opening target for a grocery store. It also refers to negotiations to finalize a grocer lease agreement, without naming the grocer in that passage or dating the update. The Gazette has not confirmed how that statement relates to the announced Sprouts lease or whether it changes the Sprouts opening projection.

What has been approved?

The Prince George’s County Department of Permitting, Inspections and Enforcement reported approval of a site development concept plan for the Sprouts store in August. A concept-plan approval is separate from a building permit.

On October 8, the Planning Board unanimously approved the broader Town Center retail application, DSP-2026-0013, with conditions. That is a separate action from DPIE’s concept-plan review. The staff report identifies further steps before building permits, including final subdivision plats. As of October 18, the Gazette had not verified a signed final resolution or final-notice date for the board’s decision.

Has construction started?

Walton’s community page targets preliminary grading for the retail component in late 2026 to early 2027. The Gazette has not verified a start date for Sprouts construction.

The fine-grading permit record at 9200 Presidential Parkway is at the separate northern warehouse parcel. It does not establish that grading for the retail site or Sprouts has begun.

What else is planned for the shopping center?

Heritage Partners’ Westphalia leasing page identifies Sprouts as the anchor and advertises shop space and pad sites for other businesses. The page does not provide a complete tenant roster or opening dates for the other spaces.
